What Drives the Cost of Leak Detection in London

There is no flat rate for finding a hidden leak, because the work is not a fixed task. This sets out the variables that move the figure, the three lines a quote should be split into, and what nobody can price before they have seen the property.

Leak detection is quoted as if it were a product and delivered as if it were an investigation, which is why the figures people are given vary so much. Two properties on the same street with the same symptom can cost very different amounts to resolve, and the reason is almost never the company. It is the construction, the access, the number of systems that have to be eliminated and how much of the floor has to come up once the source is narrowed down.

This guide sets out what actually moves that figure. It does not publish a rate, because a rate quoted before anyone has established what kind of floor the water is sitting in is a guess dressed up as a price. What it does is explain which facts change the number, so that when you are given one you can tell whether the person quoting has understood the job or simply picked a figure that sounds reasonable.

Why There Is No Single Price for Finding a Leak

The instinct is to treat detection like a boiler service: a defined task, a defined duration, a defined fee. It is not. A boiler service has a known scope before anyone arrives. A concealed leak has an unknown scope by definition, because if the scope were known the leak would already have been found.

What you are actually paying for

You are buying two different things, and confusing them is the root of most disputes about cost. The first is elimination: proving which systems are sound so that attention narrows onto the one that is not. The second is location: putting a position on the failure precise enough that opening up is a small, defined aperture rather than a search. Elimination takes time whether or not it produces a dramatic result. A survey that proves the heating circuit holds pressure, the incoming supply is static at the meter and the waste stack is sound has done real work, and it has done it whether or not a pipe was found that day. What published UK cost data actually says

Third-party cost guides are worth reading precisely because they show how wide the real spread is. Checkatrade's published leak detection cost guide gives an average of around £162, a typical range of roughly £115 to £234, a full observed spread of roughly £80 to £1,600, and hourly rates of roughly £95 to £145. Those are Checkatrade's figures, not ours.

The twentyfold spread is the useful number. It is not noise and it is not price gouging. It is the difference between confirming a dripping compression joint under a visible sink and locating a pinhole in a heating circuit buried in an insulated screed under an engineered floor in a fourth floor flat with no access from below. The Variables That Move the Figure

Every one of the following changes the time on site, the method that has to be used, or the amount that has to be opened. They are the questions worth answering before you ask for a figure, because they are the questions that produce an honest one.

Construction decides the method, and the method decides the time

This is the single largest driver and the one homeowners least expect. A leak in a Victorian terrace with suspended timber floors is usually cheaper to resolve than the same leak in a modern flat, because boards lift and go back. A screeded floor with insulation beneath it holds moisture, spreads it laterally and hides the thermal signature, so the work moves towards tracer gas and pressure testing rather than a quick thermal sweep. The pipe has not changed. The building has.

How many systems have to be ruled out

A wet patch in a hallway of a flat with a combi boiler, underfloor heating, a bathroom above and a waste run in the ceiling void has at least five candidate sources. Each one is isolated, tested and recorded before the next. That is not padding. It is the only sequence that produces a defensible answer, and it is why a survey that eliminates four systems and finds nothing is still a result rather than a wasted visit.

The Three Lines a Quote Should Split Into

The most useful thing you can do with any figure you are given is ask which of these three it covers. Work quoted as one number almost always turns into an argument later, because the three lines are treated differently by a buildings policy and by anyone comparing quotes.

Splitting them is not an accounting nicety. Most buildings policies pay for the first two under a trace and access clause and treat the third as a maintenance cost, so a single combined invoice is harder to recover than three lines that say what each one bought.

Trace and access is the clause on a UK buildings policy that pays for finding a hidden leak and making good the damage caused by that search. It is a monetary cap stated on the schedule, and published wordings treat it very differently. Some state a figure. Some promise reasonable costs without publishing one. A minority extend it to repairing the source itself.

What sits inside the clause and what sits outside it

Reading the schedule before work is authorised is worth more than any estimate. If the figure on the schedule is modest and the property is a screeded floor over a slab, the cap is a real constraint on how the work is scoped and it is better to know that on day one than after the invoice. Why no find, no fee changes the arithmetic rather than removing it

A no find, no fee arrangement moves risk, it does not delete cost. The risk of an unproductive visit is priced into the jobs that do produce a result, which is why these arrangements tend to carry a higher headline figure and a tighter definition of what counts as a find. They suit a homeowner who wants an outcome rather than a process. They suit a property with several plausible sources far less well, because eliminating four of them is exactly the work the arrangement declines to pay for. Why Two Quotes for the Same Property Differ So Much

When the same description produces figures that are three times apart, one of these is nearly always the reason:

  • One quote includes a written report and the other does not. The report is a substantial part of the work and is what makes the finding usable later.
  • One is an attendance fee for a fixed window and the other is open-ended time. Ask what happens at the end of the window.
  • One assumes access from below and the other has been told there is none.
  • One includes controlled opening-up in the figure and the other quotes it afterwards.
  • One has assumed a single system and the other has counted five.
  • One is priced on the assumption of a repair to follow, and is effectively subsidised by it.

What Nobody Can Price in Advance, and Where Estimates Go Wrong

An honest account of cost has to include the parts that cannot be fixed before anyone has attended, because pretending otherwise is how a low quote becomes a high invoice.

Every method has a blind spot

Thermal imaging reads surface temperature, not water, so it finds hot water and heating leaks readily and cold supply leaks poorly, and it is largely defeated by thick insulation, recent underfloor heating operation or a floor finish with high thermal mass. Acoustic equipment listens for water escaping a pressurised pipe, so it does very little on a gravity waste run, on a drained system, or on plastic pipe under a deep screed where the sound is absorbed before it reaches the surface. Tracer gas works on a section that can be isolated and drained, which rules it out where valves are seized or the system cannot be taken out of service. Moisture mapping shows where water has reached, not where it came from, and in a floor with a continuous insulation layer those two can be metres apart. A survey that only carries one instrument is cheap for exactly that reason.

What turns a small job into a large one

Three things, reliably. Somebody has already opened up before the survey, which destroys the moisture distribution that would have shown the direction of travel and leaves a hole that proves nothing. The property turns out to have no isolation valves, so nothing can be tested section by section and the whole system has to be treated as one. Or the first source found is not the only one, which happens more often than people expect in older properties where the same underlying cause, such as aggressive water chemistry or long-term pressure, has affected a whole run. In older copper installations one pinhole is frequently a sign rather than an event.

What We Confirm Before Anyone Travels

  • What the symptom is, where it appears, and when it was first noticed.
  • The property type, the floor above and below, and whether access exists from either.
  • The floor construction, as far as you know it, and the finish at risk.
  • Which systems are live: hot, cold, heating, underfloor heating, waste, external supply.
  • Whether the meter moves with everything closed, and whether the heating loses pressure.
  • Whether anything has already been lifted, cut or repaired.
  • Whether you intend to claim, and what the schedule says the trace and access limit is.

None of that is a formality. Half of it changes which method is brought, and the other half changes how long the visit needs to be. A company that quotes without asking any of it is quoting a visit, not a result.

Is a cheap leak detection quote ever the right one?

Sometimes, and the test is what it includes. If the source is visible, the property is straightforward and you do not need a written report, a short attendance is the correct purchase and paying more adds nothing. The quote to be careful of is the low one on a complex property, because it usually assumes a single method, a fixed window and no report. Ask what happens when the window ends and whether a written finding is included. Those two questions separate most quotes.

What is the difference between the survey cost and the repair cost?

They are different pieces of work bought from potentially different people. The survey locates and evidences the failure: isolation and pressure testing, moisture mapping, thermal and acoustic work, and the written record of what was tested and ruled out. The repair fixes the component. A survey on a concealed leak is usually the larger of the two on a difficult floor and the smaller on an accessible one. Keeping them on separate lines matters because a buildings policy treats them differently.

Can I reduce the cost by finding the leak myself first?

You can reduce it by observing, and increase it by opening up. Useful observations cost nothing: whether the meter moves with every outlet closed, whether the heating loses pressure, whether the patch is warm, and when it was first noticed. Lifting a floor or cutting a ceiling before a survey is the reliable way to make the job more expensive, because it destroys the moisture distribution that shows which direction the water travelled from and leaves damage that has to be made good regardless.
