How Much Does It Cost to Fix a Water Leak in London?

There is no single figure, because fixing a water leak is five separate pieces of work carried out by different trades. What drives each of the five, where the variation really comes from, and the questions that turn a vague quote into a comparable one.
There is no useful single answer to this question, and any page that gives you one has invented it. Fixing a water leak is not one job. It is up to five separate pieces of work, frequently carried out by different trades on different days, and the balance between them changes completely depending on where the failure is and what is sitting on top of it.
A dripping compression joint under a sink and a pinhole in a copper pipe under a screed floor in a first floor flat are the same fault in engineering terms. One is an hour with a spanner. The other is a survey, a controlled opening, a repair, several weeks of drying and a new floor. This guide sets out what actually drives each line, so you can read a quote properly and ask the questions that make two quotes comparable.
Why There Is No Single Figure
The variable that dominates is not the leak. It is what has to be removed to reach it and what has to be put back afterwards. Detection and repair are usually the smaller part of a concealed water damage job. Access, drying and reinstatement are the larger part, and none of them is knowable until the source has been located.
A quote before the diagnosis is a guess
Nobody can price the repair of a leak that has not been located, because the location decides the method, the access and the making good. What a supplier can price in advance is the attendance and investigation. What follows is priced once there is something to price. A firm giving you a confident total over the telephone for a concealed leak is quoting for a job it has not seen, and that number will move.
The Five Lines on the Job
Keeping these separate is the single most useful thing you can do, whoever is paying. They are five different trades, they happen in sequence, and lumping them into one figure hides which part is actually driving the cost.

The order changes the total, not just the schedule
Doing these out of sequence is the most reliable way to increase the bill. Opening up before locating produces several exploratory holes instead of one considered aperture. Drying before the source is isolated accumulates equipment charges against a leak that is still running. Making good before the fabric is dry traps moisture behind the finish and produces blown plaster a few months later, which is the same work paid for twice.
What Drives the Detection Cost
The investigation is priced on how hard the answer is to reach, not on how big the leak is. A dramatic burst on a visible pipe needs no detection at all. A slow loss with no visible water can take a full attendance and several methods.

Why two detection quotes can differ enormously
Usually because they are not for the same thing. One may be a short attendance with a moisture meter, the other a half day with a full instrument set and a written report. Ask what is included, how long the attendance is, which methods are covered and what you receive in writing, and the spread usually explains itself. What Drives the Access and Repair Cost
This is where the money usually is, and it is decided almost entirely by the building rather than by the plumbing.
- What has to come up. Carpet and chipboard is one thing. Engineered oak, a tiled bathroom floor or a screed with underfloor heating in it is another entirely.
- Whether the finish can be reused. Tiles rarely survive lifting. Boards and laminate sometimes do.
- How much has to come up. A located source needs one aperture. A bounded area needs the whole area opened.
- Whether the pipe can be repaired in place or the run has to be replaced or re-routed. A pipe that has failed once in a screed is often better abandoned and re-routed than patched.
- Pipe material and age. Lead, old galvanised steel and degraded plastic all change what a repair involves.
- Where the property is in a building. Working in a top floor flat with no lift, restricted parking and a waste removal problem is a different job from a ground floor house with a driveway.
- Whether the failure is on your side of the boundary at all. Ofwat sets out where the customer's supply pipe ends and the water company's communication pipe begins, and that line decides who pays for an external excavation.
The part of the repair people forget to ask about
A repair on a line carrying water for human consumption should be pressure tested and flushed before it is signed off, a regime set out in BS EN 806-4. Any fitting in contact with the wholesome supply must comply with the Water Supply (Water Fittings) Regulations 1999, and approval under the Water Regulations Approval Scheme is how a product evidences that. A quote that omits testing is cheaper for a reason.
What Drives Drying and Making Good
These two lines are frequently larger than detection and repair combined, and they are the ones nobody asks about at the start.
Drying is priced by equipment on site and time. What decides the time is what got wet and how deeply. Surface wetting on plasterboard dries in days. A wetted screed, a floating floor build-up with insulation beneath it, or a party wall can take weeks, and the period is established by readings rather than by guesswork. Running equipment against a source that has not been isolated extends the hire without drying anything, which is why drying starts after the repair.
Making good is priced by area and finish. Replastering a small aperture is minor work. Matching a tiled floor whose range has been discontinued, relaying screed with underfloor heating in it, or redecorating a full room because a patch will never match is not. The awkward truth about reinstatement is that matching is often impossible, and the choice becomes a visible repair or a larger area redone.
The drivers that sit outside the plumbing entirely
Several things that have nothing to do with the leak move the total more than the leak does. Parking and congestion charging in central London are real costs on a multi-day job. Waste removal from an upper floor flat with no lift adds labour to every stage. A property with a managing agent may require method statements, insurance certificates and permission to work before anyone starts. Listed or period fabric restricts what can be lifted and what it can be replaced with. An asbestos survey may be required before opening up in a property of the wrong age, and where a survey identifies material, removal becomes a licensed activity with its own programme. None of these appear in a plumbing quote, and all of them appear in the final total.
The cost of leaving it
A slow concealed leak is unusual among building defects in that the cost of it rises continuously while nothing visible happens. Water spreading through a floor build-up wets a progressively larger area, so the drying period and the reinstatement area both grow. Prolonged wetting degrades timber and plaster that would have survived a short soaking, and it creates the conditions for mould, which converts a building repair into a health and remediation issue. A leak investigated in the first week is nearly always a smaller job than the same leak investigated in the third month.
Where Insurance Changes the Arithmetic
If the damage is covered, the question stops being what it costs and becomes which lines the policy pays and which you pay.

The excess and the limit are the two figures that matter
Escape of water frequently carries its own excess, separate from and often higher than the standard one, and the trace and access limit is a monetary cap stated on the schedule. Both are specific to your policy and have to be read off the schedule rather than assumed. What a Quote Cannot Tell You in Advance
Four things are genuinely unknowable before the work starts, and a supplier claiming otherwise is either guessing or planning to revise.
How far the water travelled
Water spreads through floor build-ups, along joists and into party walls, and the visible damage is a poor guide to the wetted extent. The true area is established by readings once the fabric is accessible, and it frequently turns out to be larger than the stain suggested.
What is behind the finish
Nobody knows what a floor is built of until it comes up. An unexpected screed layer, asbestos-containing material in an older property, a second pipe run nobody documented, or a joist that has rotted all change the job after the price was agreed.
How long drying will take
It depends on the material, the depth of wetting, the ambient conditions and the construction. A realistic quote gives an equipment rate and a review point, not a total, and revises against readings.
Whether there is a second failure
A pipe that has failed because of thermal cycling, screed contact or poor original workmanship is rarely uniquely defective along its run. Finding a second weak point once a floor is open is common, and it is better found then than a year later.
The Questions That Make Quotes Comparable
- Is this priced for detection only, or does it include opening up and repair?
- How long is the attendance, and what happens if it runs over?
- Which methods are included, and which are charged separately?
- What do I receive in writing, and does it name the failed component and its position?
- Who reinstates the access, and is that in this figure or a separate one?
- Is drying included, priced per day, or excluded entirely?
- Is the repair pressure tested and flushed before handover?
- If I am claiming, will you invoice detection, access, repair and reinstatement on separate lines?

Which part of the job usually costs the most?
Not the repair. On a concealed leak the larger lines are almost always access, drying and making good, because they are decided by the building rather than by the plumbing. Cutting a tiled bathroom floor, lifting a screed with underfloor heating in it, drying a wetted floor build-up over several weeks and then reinstating a finish that may no longer be available are each substantial pieces of work. Does insurance pay for finding the leak?
Most UK buildings policies include a trace and access extension covering the reasonable cost of finding a hidden leak and making good the damage caused by that search, up to a monetary limit stated on the schedule. It does not normally cover repairing the component that failed, which many wordings treat as wear and tear. Why do leak detection quotes vary so much?
Usually because they are not quotes for the same thing. One may be a short attendance with a moisture meter and a verbal answer, another a half day with pressure testing, thermal, acoustic and tracer gas plus a written report naming the failed component. Ask what the attendance length is, which methods are included, what happens if it overruns, and what you receive in writing. Once those are matched up, most of the apparent spread between quotes turns out to be scope rather than price.
Can I redecorate as soon as the leak is repaired?
No, and doing so is one of the more expensive mistakes available. The reinstatement date is set by moisture readings, not by the repair date. Plastering, screeding or decorating over fabric that is still wet traps moisture behind the finish, and the result is blown plaster, staining or lifting flooring a few months later, which means the same work is paid for twice. Ask for readings at the start of drying and at intervals, and treat reinstatement as a separate stage with its own trigger.
The leak is on the pipe outside my house. Do I pay for that?
It depends where along that pipe the failure sits. The section between the boundary and the property is normally the customer's supply pipe and therefore the property owner's responsibility, while the section on the street side is the water company's communication pipe. Ofwat publishes guidance on where the boundary falls, and it is worth establishing before anyone excavates. Some water companies also operate leakage allowance or repair assistance schemes for customers, so it is worth asking yours before commissioning work.
